Job Description The Reconstruction Project Manager oversees the full lifecycle of property damage repair and reconstruction projects across a designated portfolio of multifamily communities. This role is responsible for delivering projects on schedule, within budget, and in compliance with environmental and safety standards. The Reconstruction Project Manager works closely with onsite teams and external vendors to minimize unit downtime while identifying root causes of damage to prevent recurrence. Our client is building an "In-House" Project Management Team that is managing unplanned property damage, for example: water intrusion and mold incidents. It's construction management, high volume and fast paced. Their San Diego team will be managing about 300 incidents per/month and they need to have them finished within 30 days. We are searching for strong capital improvement backgrounds. Multifamily construction management candidates that have experience in new builds, new development or reinvestment projects are welcome, however, the candidates need to be okay with this type of project management work. Key Responsibilities: Manage end-to-end reconstruction projects including inspections, scope development, permitting, and site walks to ensure contractor performance and milestone completion Oversee environmental remediation processes (e.g., mold, asbestos) including surveys, containment, and air clearance to ensure compliance and risk mitigation Direct contractors, vendors, and suppliers to ensure work meets quality standards, stays on schedule, and aligns with approved scopes Track project KPIs such as cost per incident and reconstruction timelines to drive efficiency and meet regional performance goals Manage project financials including scopes of work, purchase orders, and General Ledger (GL) coding to ensure budget accuracy through project close-out Serve as liaison between onsite teams, Risk Management, and Legal for property damage events, including coordination of resident communication and displacement when necessary Analyze trends in property damage and partner with Facilities and Asset Management to implement corrective actions and reduce future incidents Additional Skills: Proficiency in Salesforce, Coupa, and Google Workspace Ability to manage multiple projects simultaneously and meet deadlines in a fast-paced environment Strong organizational and communication skills across cross-functional teams Preferred Education: Bachelor’s degree in a related field Experience Requirements: 5–8 years of experience in construction management, multifamily maintenance, or related field 3–5 years of direct experience managing construction and environmental remediation projects preferred Certifications (Preferred): PMP or Construction Management certification IICRC certification Additional Requirements: Ability to work on-site approximately 90% of the time Valid California driver’s license and required insurance Flexible schedule including evenings, weekends, and holidays as needed Compensation: Base salary range: $111,700 – $147,800 Compensation will vary based on experience Comprehensive benefits package includes paid time off, 401(k) with match, and health benefits.
